What fireplace repair actually involves in Simi Valley homes

Two housing eras, two different repair lists. Pre-1980 ranch and bungalow stock here has open masonry fireboxes with clay tile flue liners. Those stacks took the 1971 Sylmar and 1994 Northridge shaking. Plenty of that seismic cracking was never addressed.
